Lettings Manager, Manchester

An interesting opportunity has become available for an experienced residential lettings professional to join a residential investment fund based out of their flagship Manchester development. The wider business's headquarters is in London but the fund is investing heavily in PRS portfolios in the North West.

The role is to conduct a full spectrum lettings service on behalf of the fund to a range of tenants on this marquee, city centre development. Day to day activities will include:

* Maximise rental income through market appraisals and negotiating best rental
* Advising on market rates
* Keeping void periods to a minimum
* Property marketing
* Pre and post tenancy property inspections, viewings and maintenance checks
* Vet prospective tenants by collecting references and credit check
* Ensure properties meet legal and health and safety requirements, i.e. gas safety certificates
* Day to day tenancy management
* Pre lease administration
* The creation of a residents handbook for the site
* Regular reporting to the board of Directors


* Previous residential lettings experience essential, additional property/tenancy management beneficial
* Excellent personal presentation and interpersonal skills
* ARLA or NAEA qualification beneficial although not essential
* Strong negotiation, organisation and administration skills

Due to the fast paced nature of the industry this role requires an individual who has extensive lettings experience ideally in central Manchester. This experience would include working to weekly and monthly lettings targets, experience in advertising and marketing techniques used in the industry and extensive administration experience as this will be full service role.

Elements of tenancy and property management will also be involved in this role and so candidates with both property/tenancy management experience as well as residential lettings would suit the role well.
