Maintenance Technician (Live-in)

Location: 5-building multifamily portfolio (single site). The property has been developed over 15+ years, with the 5th building recently completed.

The Maintenance Technician will report directly to the Facilities Manager (position currently filled). As part of their employment, the Maintenance Technician will be provided with a two bedroom, two bathroom apartment on-site at the property. Families are permitted to live on-site; all occupants must be listed.

The duties of the position shall include, but are not limited to, the following:

PRIMARY RESPONSIBILITIES

• Perform minor electrical work including but not limited to replacing outlets, ballasts, switches, light bulbs, and working with contractors.
• Perform minor plumbing work including but not limited to unclogging drain lines, fixture replacement, and working with contractors.
• Perform basic HVAC repairs and maintenance, and work with contractors.
• Perform general service duties including but not limited to cleaning and painting mechanical rooms and developing inventory tool storage.
• Respond to tenant and resident requests for services.
• Respond to emergency situations 24/7 as necessary.
• Assist in the development and implementation of preventative maintenance program, energy management system, and property management software.
• Prepare vacant apartments for move-in through turnover repairs and improvements.
• Preserve general upkeep and cleanliness of the community through grounds maintenance and snow removal, if necessary.
• Adhere to applicable building, county, and safety codes/standards.

PHYSICAL AND MENTAL FUNCTIONING REQUIREMENTS

• Ability to function both inside and outside in all types of weather.
• Medium to heavy work requiring prolonged or repeated standing, walking, climbing, stooping, kneeling, crouching, and lifting to a maximum of 100 lbs., with frequent lifting and carrying up to 50 lbs.
• Ability to read, write, and communicate in English as necessary to effectively perform the essential functions of the position.
• Good eye/hand coordination essential.

TYPE OF MACHINES, TOOLS AND VEHICLES REQUIRED TO BE USED

• Hand tools normally used in construction, maintenance, and landscaping.
• Power tools including circular saw, power drill, bench grinder, string trimmer, hedge trimmer, power floor cleaner, carpet shampoo machine, power drain cleaner, chain saw, key machine, etc.

PERSONAL APPEARANCE

• Neat, freshly groomed appearance including uniform shirt with collar, neatly pressed slacks, and appropriate shoes.
• Must be clean-shaven or beards trimmed daily.

SKILLS AND QUALIFICATIONS

• Residential building maintenance experience or experience in the trades preferred; open to candidates with relevant experience even if employment history includes some gaps.
• Beginner to intermediate proficiency in HVAC, plumbing, electrical, and appliance repair.
• HVAC certification preferred.
• Availability for emergency situations at the property, including an on-call rotation.
• Personal, reliable transportation to get to work and to respond to on-call emergencies.
• Basic computer skills and comfort using various software, apps, and computer programs.

Career Path: Maintenance Technician → Senior Maintenance Technician → potential Superintendent.
