About the Role

Key Responsibilities

Commercial Lease Administration and CAM Reconciliations (Priority)

* Read, interpret, and abstract commercial leases directly. Manage pro-rata shares, expense caps, and base rent escalations without relying on the leasing or property management team to provide the figures.

* Perform annual and mid-year CAM, real estate tax, and insurance reconciliations for commercial and retail tenants.

* Reconcile triple-net (NNN) leases. Calculate and bill monthly rent, escalations, and other recoveries, and monitor percentage rent where applicable.

* Prepare accurate monthly and quarterly financial statement packages for the mixed-use portfolio, working independently through ledgers, AR, and reporting.

* Run budget-to-actual variance analysis and provide clear, actionable commentary to property managers, owners, and condo boards.

* Present finished reporting and recommendations to the Controller for review and sign-off, rather than requiring line-by-line supervision.

* Perform monthly bank reconciliations and manage cash positions across multiple entities and bank accounts.

* Oversee recurring billings across commercial, mixed-use, and residential, including common charges, maintenance fees, special assessments, and rent roll tracking.

* Process and track security deposits in line with legal interest and escrow requirements, and review property-level AP with accurate OpEx and CapEx coding.

* Support year-end close, external audit, and tax filings. Commercial audit work is heavier than residential and requires real command of depreciation, amortization, and straight-line lease amortization.

* Partner with property management to build annual operating and reserve budgets for the condo associations and private portfolios.

* Prepare financial packages and schedules for annual condo board meetings and internal requests, and coordinate with internal teams on lender compliance.

Qualifications and Skills

* 3 to 5 years of property accounting experience with a genuine commercial lease

* Proven autonomy owning the full monthly and quarterly reporting cycle end to end.

* Solid commercial audit knowledge, including depreciation, amortization, and straight-line lease amortization.

* Strong grounding in accrual accounting, fund accounting for reserves, and commercial escalation logic.

* Proficiency in a leading real estate accounting system such as Yardi Voyager, MRI, RealPage, or AppFolio.

* Strong Excel, including pivot tables and VLOOKUP / XLOOKUP.

* Team player, first and foremost. This is a small team where everyone contributes and no task is beneath anyone.
