Title: Handyman/Maintenance Manager

Location: Bergen County, NJ

Strong Owner/Builder/Operator of Luxury Class A Residential properties throughout New Jersey, currently looking to add an experienced Handyman/Assistant Maintenance Manager to one of its luxury developments in Bergen County, NJ.

The Role:

  • Responsible for the completion of assigned maintenance service requests in a timely manner
  • Responsible for performing routine maintenance tasks in elevators, hallways and amenities, etc.
  • Maintain inventory lists for cleaning and maintenance supplies
  • Complete daily inspection of property during your walks and notify Managers of any issues
  • Maintain the upkeep of grounds, amenities, building exteriors and leasing office, parking lots and other common areas
  • Prep and paint apartments and common areas based on turn schedule
  • Assist maintenance team with snow removal and landscaping
  • Replace, repair or adjust:
  • receptacles, plates, sockets, switches, and lighting fixtures
  • speedy connectors, washers, faucets, cartridges, flush meter, other plumbing parts, toilet seats, toilet hardware, showerheads, shower rods and curtains,
  • locks, cylinders, latches, door checks, springs knobs, hinges and window blinds
  • Report any maintenance concerns for repairs on available apartments, models, amenity spaces, and/or common areas to the Maintenance Manager/Property Manager
  • Assist with the preventative maintenance program, as well handle general maintenance needs such as: Grout & wall tile replacement, clean filters for HVAC, repair any leaks, damage, debris and/or security issues found, clear local waste line and drain stoppages, install smoke alarms and any other fire safety devices
  • If required, participate in the emergency on-call program

The Person:

  • Proficient in computer programs, including Microsoft Office and Yardi
  • Able to work with minimal supervision
  • Well organized with excellent time management skills
  • Knowledge of regulations and laws regarding property management
  • Maintain regular and punctual attendance
  • Work overtime hours as required to complete assignments/projects
  • Work in cold/hot/dusty/loud environment
  • Comply with all company policies and procedures
