Job Title: Portfolio Manager
Location: New York, New York
Our client is a prestigious and renowned real estate company specializing in the overall management of condominiums, cooperatives, homeowners associations, and investment properties they service. With a commitment to excellence and an unwavering dedication to providing top-tier service to their valued residents, they are seeking a talented Portfolio Manager/Management Executive for their superb condo/co-op buildings.
Compensation: $100,000 - $150,000 base salary
Position Overview:
As the Portfolio Manager/Management Executive, you will play a pivotal role in ensuring the efficient and seamless operation of the condo/co-op building. You will be responsible for overseeing all aspects of property management, including resident relations, maintenance coordination, financial management, and vendor supervision. Your efforts will directly contribute to maintaining the high standards of quality and service their residents and Board Members expect.
Key Responsibilities:
Property Maintenance: Coordinate and oversee routine maintenance, repairs, and renovations to ensure the property is well-maintained and complies with all safety and building code regulations; Conduct regular property inspections to identify maintenance needs and address issues promptly
Tenant Relations: Serve as the primary point of contact for residents, addressing inquiries, concerns, and resolving issues in a timely and professional manner; Enforce community rules and regulations to maintain a harmonious living environment
Leasing and Occupancy: Manage the leasing process, including advertising available units, conducting property tours, screening prospective tenants, and preparing lease agreements; Collaborate with the condo board and legal counsel to enforce lease agreements and handle evictions if necessary
Financial Management: Develop and manage the property budget, ensuring financial goals are met and expenses are controlled; Handle delinquencies, and work with accounting professionals to maintain accurate financial records
Security and Safety: Implement and monitor security measures to ensure the safety of residents and property; Collaborate with security personnel and local law enforcement to address security concerns and incidents
Vendor Management: Negotiate contracts with service providers and vendors, such as maintenance contractors, security services, and landscaping companies; Ensure vendors adhere to agreed-upon service levels and quality standards
Communication and Reporting: Regularly communicate with the condo or co-op board, providing updates on property operations, financial performance, and relevant issues; Prepare regular reports on property performance and present findings to stakeholders
Qualifications:
MUST have experience managing condos/co-ops
5-15 years as a Property Manager/Management Executive/Account Executive
Bachelor's degree in Business Administration, Real Estate Management, or a related field
Proven experience in property management, preferably in a condominium or cooperative residential setting
Hotel Management a plus
Strong knowledge of New York City real estate laws and regulations
Excellent communication, negotiation, and interpersonal skills
Proficient in property management software such as Yardi, BJ Murray, Building Link and Microsoft Office Suite
Ability to work independently and make sound decisions
Additional Requirements:
Willingness to be on-call for emergencies
Ability to attend evening or weekend meetings as needed
Compensation: $100,000 - $150,000 base salary
