Home-Based Residential Property Manager

Portfolio: Based North-West (N Wales, Cheshire, Merseyside)

Salary: Up to £30,000 plus car allowance

It is a very exciting time for my client, a rapidly expanding and highly regarded UK national managing agent. The company is privately owned and committed to training and development of each and every employee. The position is available due to an internal promotion and my client is keen to find a self-motivated Block Manager with a keenness for delivering exceptional service to clients and customers.

The Role

The role of the Property Manager is varied and duties include but are not limited to:

  • Carrying out development inspections as necessary to ensure responsibilities are met.
  • To effectively manage the relationship with the customer, this includes but is not restricted to:
  1. Responding to customer queries via telephone, email and letters
  2. Attending meetings with customers as required
  3. Ensuring development information is produced and distributed as necessary
  4. Working with customer formed groups such as RA's, RMC's, RTM etc
  5. Ensuring customer complaints are resolved effectively
  • To liaise with the Accounts department to ensure accurate financial management of the development
  • Source, appoint and manage competent trade persons to undertake works across the portfolio
  • To ensure all works undertaken by contractors are of suitable quality and cost-effective
  • To ensure all Health & Safety and Industry legislation is adhered to
  • To actively source new business opportunities
  • Manage developer clients to encourage new business opportunities
  • To build effective working relationships with in-house departments such as the Property Coordinators, Property Accountants etc
  • To ensure all monthly reporting is completed accurately and in a timely manner
  • To support other Property Manager colleagues when necessary
  • To support and deputise for the Regional Property Manager when necessary
  • To sign off invoices for works undertaken as necessary
  • To effectively manage ad-hoc projects (such as redecorations) as required
  • To manage, update & promote the web portal service both internally and to all property owners
  • To ensure the business reputation is protected at all times
  • To attend head office on a quarterly basis

Essential Skills

  • Must have experience in the residential property management sector
  • A proven track record in customer service
  • Must have a full UK driving license (maximum 6 Points)
  • Must have intermediate computer skills in Microsoft packages
  • Must have negotiation skills
  • A proven track record of budgeting and account management
  • Previous experience of contract management is essential
  • Knowledge of the residential property management sector
  • An understanding of leasehold property legislation
  • Attention to detail
  • Fluent levels of English

Desirable Skills

  • Advanced knowledge of Microsoft computer packages
  • Previous experience of the Propman computer System
  • Previous dealings with Resident Management Company directors
  • An ability to identify and secure new business
  • Effective client handling skills
  • An ability to liaise with a range of people

Qualifications & Education

  • Educated to A-Level standards or equivalent
  • Associate level IRPM desirable (must be willing to work towards this accreditation)
  • Relevant industry qualifications
  • Customer service qualifications desirable
