LIVE IN ESTATE MANAGER - SOUTH-END

An exciting opportunity has become available as a Residential Estate Manager, with on site accommodation provided including bills. You must be enthusiastic, proactive and flexible working in all weather conditions on this South-end residential development set within attractive grounds.

This is a full time, permanent position - Monday to Friday and Saturday mornings. You must enjoy working inside and outside, be prepared to take on physically demanding work, have good decision‐making skills, highly motivated and take pride in ensuring the development looks fantastic at all times. You must be of a practical nature with a background in either gardening or maintenance field, such as plumbing, fencing, small works, building or other suitable trade. Contractor management experience and sharp eye for detail is a must. You will also require good communication skills with both internal and external customers.

Day to day estate management key responsibilities duties will include:

  • High standard in delivering customer service to residents and clients
  • Interacting with colleagues mainly over the telephone as well as have regular face to face interaction with residents on a daily basis
  • Liaise with residents regarding the external and common areas of the developments
  • Carry out litter picking in internal and external areas in the absence of the contract cleaners and gardeners
  • Deal with all leaks and associated claims through the Buildings Insurance
  • Instruct contractors in the event of any minor building or grounds issues
  • To be on call and assist with any emergencies that occur out of normal office hours
  • Ensure all incidents, accidents, near misses and maintenance visits are reported to the appropriate person
  • Ensure all commercial vehicles are parked in the designated commercial parking area
  • Ensure compliance with Fire Safety regulations by ensuring all exits are clear from obstruction
  • Fire Risk Assessment for the building
  • Be aware of all emergency phone numbers
  • Delivery of property management service to Marks Court, its residents and leaseholders
  • Security patrols
  • Treat all residents in a polite and professional manner
  • Pressure/Jet wash paths whenever required

This role offers a competitive salary up to £21,000pa. It is a permanent contract - Monday to Friday and Saturday mornings. You will be required to work additional flexible on-call hours and assist with any emergencies for time off in lieu. On site residential accommodation is provided and Council Tax and all utilities will be paid.
