The key to any successful portfolio manager is the ability to be commercially astute and have a strong financial knowledge which can be applied within the real estate sector to businesses such as property companies, funds and family offices. Financial acumen is key to this role. As markets are become increasingly volatile, it is key that a portfolio manager has a firm understanding of these shifts in order to assess and manage the assets under their control to their greatest advantage. Being a portfolio manager is no longer simply about managing assets in the most effective way possible but is also now involves elements of forecasting, development and even some involvement in securing financing and predicting cash flows. In order to be adept at the financial element of the role, portfolio managers will need experience in real estate analysis. A financial background in real estate analysis will serve as a strong background for a portfolio manager.
As with any role in the real estate business, it is advantageous to hold a MRICS qualification. These qualifications are recognised in the UK and are becoming more and more recognised both in Europe as well as globally.
