Project Manager - Multifamily Renovations & Capital Projects
Location: New York, NY (travel between properties required)

SUMMARY
Privately held Real Estate Investment firm managing every facet of operations as a fully integrated and Owner-Operator focused on improving and repositioning residential communities throughout New York City. Projects include apartment renovations, unit turns, occupied renovations, common area upgrades, and capital improvement initiatives across a diverse portfolio of properties.
We are seeking a Project Manager with 2-5 years of construction or real estate project management experience who is eager to take ownership of projects, work closely with leadership, and grow into a larger role within the organization.
RESPONSIBILITIES
- Manage apartment renovations, unit turns, occupied renovations, and small-to-mid-sized capital projects from planning through closeout.
- Develop scopes of work and coordinate bidding with general contractors and subcontractors.
- Review architectural and consultant drawings to ensure alignment with project scope, budget, and operational needs.
- Track project schedules, milestones, and completion dates, proactively identifying and resolving delays.
- Conduct regular site visits to monitor progress, quality, safety, and compliance with project standards.
- Coordinate with architects, expeditors, contractors, and property management teams throughout the construction process.
- Review RFIs, change orders, invoices, and contractor payment applications.
- Maintain accurate project documentation, unit status updates, and budget tracking using project management and accounting software.
- Ensure permits, tenant notices, and project postings are current and properly maintained.
- Assist with punch list management and project closeout activities.
- Communicate project updates, risks, and budget variances to senior leadership.
REQUIREMENTS
- 2-5 years of experience in construction project management, owner's representation, general contracting, or multifamily renovations.
- Experience managing projects in occupied residential or multifamily environments is strongly preferred.
- Working knowledge of construction documents, scheduling, budgeting, and quality control.
- Ability to coordinate multiple projects and stakeholders simultaneously.
- Excellent communication skills with contractors, consultants, and internal teams.
- Proficiency in Procore, Excel, or similar project management software is a plus.
- Bachelor's degree in Construction Management, Engineering, Architecture, Real Estate, or a related field preferred, but not required with relevant experience.
