Pre-Construction Manager

Pre-Construction Manager | $160,000 - $180,000 | NYC Metro Area | Full-Time

A multifamily real estate developer with its own in-house general contracting arm is hiring a Pre-Construction Manager. You will work directly alongside the development team - evaluating what they want to build, building the budgets, and making the hard calls on cost and scope before projects break ground. This is a vertically integrated operation with a consistent pipeline of ground-up multifamily projects across the NYC metro area.

What you will be doing:

• Building detailed budgets and GMP estimates for ground-up multifamily and mixed-use projects proposed by the development team
• Pushing back on scope, materials, and specifications when costs are unrealistic
• Identifying cost-effective alternatives and driving value engineering decisions
• Conducting constructability reviews at each design milestone to flag risk and scope gaps
• Managing subcontractor bidding, scope leveling, and trade buyout
• Leading a clean handoff to the field team with full budget and scope alignment

Required:

• 7+ years of construction estimating or preconstruction experience, at least 3 in a lead capacity
• Ground-up multifamily or mixed-use GC background required
• Comfortable challenging design decisions and pushing back on internal stakeholders
• Strong command of quantity takeoffs and estimating software (Bluebeam, Sage, On-Screen Takeoff, or equivalent)
• NYC metro market knowledge

Preferred:

• Proficiency in Procore or comparable platform
• Established subcontractor relationships in the NYC metro region
• Bachelor's degree in Construction Management, Civil Engineering, or related field

Compensation and Benefits:

• Base salary: $160,000 to $180,000
• Annual bonus: up to 10% of base
