Project Manager, Ground-Up Multifamily Construction

An employee-owned real estate developer and general contractor based in Westchester, NY is hiring a Project Manager to lead a 150-unit ground-up multifamily development in New Haven, CT, from the ground up. You'll own the project end-to-end, budget, schedule, subcontractor relationships, and client communication, with an Assistant Project Manager and field team supporting you. This is a full-ownership PM seat with direct exposure to both the development and construction sides of the business.

Responsibilities

• Own full delivery of a 150-unit ground-up multifamily project from mobilization through closeout
• Lead and direct the Assistant Project Manager, field team, and subcontractors day to day
• Review and approve change orders, independently assessing drawing revisions to determine scope impact and pricing before sign-off
• Build, manage, and report on project budgets, schedules, and cost forecasts
• Serve as the primary point of contact for ownership, architects, consultants, and the municipality
• Oversee RFIs, submittals, shop drawings, and project documentation
• Coordinate procurement and long-lead material tracking
• Lead project meetings and drive the schedule to on-time delivery
• Manage project closeout and punch list completion

Required Qualifications

• 8+ years of experience as a Project Manager in ground-up multifamily or commercial construction, with full budget ownership on at least one major project
• Strong, hands-on change order judgment: comfortable reading drawing revisions and independently determining scope impact and pricing, not just reviewing what's handed to you
• Proven ability to lead a project team (APMs, field staff, subcontractors) and manage client relationships directly
• Strong understanding of construction documents, scheduling, and cost control
• Experience with Procore, Bluebeam, Microsoft Project, or similar software

Preferred

• Ground-up multifamily construction experience specifically
• Bachelor's degree in Construction Management, Engineering, or a related field
• Experience managing a project from pre-construction through occupancy
