About the Role

Key Responsibilities

· Prepare and record monthly journal entries for property-level activity, including rent revenue, vacancy loss, concessions, bad debt, utilities, payroll, maintenance, management fees, reserves, and debt service.

· Reconcile monthly bank statements, general ledger accounts, and resident security deposits for assigned properties.

· Process and review monthly draw requests, ensure proper supporting documentation, and track compliance with lender/equity partner requirements.

· Prepare, analyze, and distribute monthly, quarterly, and annual financial statements and management reports for each property, ownership entity, and investor/lender.

· Monitor and enforce compliance with regulatory requirements (LIHTC, HUD, state housing finance agencies, regulatory use agreements) related to rents, income certifications, reserve accounts, and financial reporting.

· Assist with annual budgeting process for properties; compare actual performance to budget and provide variance analysis and commentary.

· Collaborate with property managers to review monthly operating results, identify trends, resolve discrepancies, and recommend corrective actions.

· Support year-end audit process by preparing schedules, reconciliations, and responding to auditor inquiries.

· Maintain fixed asset records, calculate depreciation, and ensure proper capitalization of improvements.

· Assist with cash management, including monitoring property cash balances and coordinating funding needs.

· Support special projects such as property acquisitions, refinancings, LIHTC syndications/transfers, and compliance audits.

Qualifications & Experience

· Bachelor's degree in Accounting, Finance, or related field required, CPA is strongly perferred.

· 3-6+ years of property-Level accounting experience.

· affordable housing, LIHTC, or HUD-subsidized experience strongly preferred

· Solid understanding of real estate accounting principles, accrual accounting, and GAAP

· Proficiency in AppFolio required.

· Advanced Excel skills (pivot tables, VLOOKUP, index/match, financial modeling)

· Experience preparing financial packages for investors, lenders, and regulatory agencies

· Strong analytical skills with high attention to detail and accuracy

· Ability to manage multiple properties and deadlines in a fast-paced environment
