Position Title: Facilities Operations Director

Location: Yonkers, NY

Job Summary:

In this role, you will be responsible for overseeing all aspects of our facilities operations, ensuring compliance with industry standards, regulations, and safety protocols. You will manage a diverse team of facilities staff and contractors, develop and implement maintenance plans, and oversee capital improvement projects. The Facilities Operations Director will play a vital role in optimizing our facilities' efficiency and functionality.

Key Responsibilities:

  • Lead and supervise the Facilities Department, ensuring efficient utilization of staff and contractors, and maintaining high-quality work standards.
  • Develop and execute work plans, schedules, and budgets, closely monitoring outcomes and making necessary adjustments.
  • Ensure compliance with all relevant standards, including internal policies, local regulations, safety codes, and insurance requirements.
  • Conduct comprehensive assessments of capital needs for owned and managed buildings, incorporating maintenance and repair tasks into annual work plans.
  • Implement effective cleaning, repair, and maintenance programs, prioritizing preventive maintenance and energy efficiency.
  • Develop and implement emergency procedures, including 24/7 response availability for facilities emergencies.
  • Collaborate with other divisions to optimize service delivery and support new construction projects.
  • Monitor and control expenses, approve purchase orders and invoices, and provide input for budgeting.
  • Utilize Work Order System(s) to generate accurate work orders, track repair information, and maintain facility records.
  • Conduct property inspections and oversee housing quality standards inspections.
  • Provide supervision and support to facilities staff, including training, performance evaluations, and disciplinary actions.
  • Manage warehouse operations, ensuring sufficient inventory levels for smooth operations.
  • Maintain a safe environment for staff and residents, actively participating in safety committee activities.
  • Oversee the maintenance of the organization's vehicle fleet.
  • Perform any other duties as required to ensure efficient facility operations.

Qualifications and Experience:

  • Bachelor's degree preferred; substantial experience in managing large residential, institutional, or commercial facilities may be considered as an alternative.
  • Strong supervisory experience, demonstrating the ability to lead and motivate a diverse team.
  • Extensive knowledge of building systems, rehabilitation work, and trade practices to set standards and provide training.
  • Proficiency in computerized work order and inventory systems, as well as Microsoft Office applications.
  • HVAC, sprinkler, or other major system or trade certifications are preferred.
  • Excellent verbal and written communication skills.
  • Must possess a valid driver's license and have access to a vehicle.
