JOB TITLE: Construction Manager

DIVISION: Real Estate Development

LOCATION: Yonkers, NY

REPORTS TO: Senior Vice President, Real Estate Development

Prominent community development organization, providing housing and supportive services for thousands of the most vulnerable members of the community each year.

SUMMARY:

The position will oversee and direct construction and restoration projects, providing oversight to all to all compliance, time-line, cost and safety related matters.

RESPONSIBILITIES

Manage all aspects of projects, to include both renovations and new construction

Competitively assemble the project team by preparing and administering Requests for Proposals (RFP's), make recommendations for award, and negotiate contracts as may be required

Provide pre-construction services including estimating, design and construction drawing review, material/equipment selection and value engineering. Â

Develop, track, update, forecast, maintain the project schedule and budget throughout all phases of the project.Â

Prepare RFQs and bid packages.Â

Formulate, review and approve scopes of work, project submittals and evaluate contractor requests for payment. Review and approve monthly funding requisitions and change orders.Â

In-Person observation of construction work for general conformance with the drawings and specifications and for quality control.

Provide field reports for site visits,

Administer the completion, commissioning and closeout process for projects and coordinate turnover with facilities department for operations

Maintain organization's compliance with all programmatic and funding reporting requirements including energy efficiency programs, MWBE goals, etc.

Maintain files on all construction related activities from acquisition through disposition in audit ready condition.

QUALIFICATIONS:

Minimum of 4-6 years of work experience in construction project management and/or pre-construction and estimate is required. Work experience with the City of New York and familiarity with NYC neighborhoods is preferred.

Bachelor's degree is required, and a graduate degree is preferred, but additional years of relevant experience may substitute for a formal degree.

Strong organizational and communications skills with an ability to plan and see the big picture

Proficient in MS Word, Access, Excel, Outlook, PowerPoint and Procore

Ability to coordinate complex activities, meet deadlines and use good judgment in satisfying conflicting demands and setting priorities.

Ability to work independently and to perform tasks with limited supervision

Must have a strong interest in non-profit and government work and a willingness to work as an effective, enthusiastic member of a team towards the organization's missions

Salary Range; $1000,000 - $140,000

The above salary range represents Cobalt's good faith and reasonable estimate of the possible base compensation range at the time of posting and is one part of the total rewards package this client provides to employees.
