Our client is a leading national General Contractor across several industries, from Healthcare to commercial and retail. They are unique among commercial contractors as they assign one team to a project from start to finish. They are seeking talented Assistant Superintendents to assist with new and ongoing Healthcare projects in Ocean County, NJ.

Job Overview

The Role: Project Manager

Healthcare and Commercial Interior Construction

  • Oversight and management of project teams delivering healthcare and commercial construction projects, integrating all disciplines as the primary point of contact. This role is based in Toms River NJ.

Responsibilities:

General:

1. Be solely accountable for the success of the project performance.

2. Keep the job going and ahead of schedule. Do not allow activities related to administration/ procurement hinder the job progress.

3. Be solely responsible for the proper interpretation and execution of all General Contract terms and conditions.

4. Produce and properly evaluate the project "Monthly Status Report" including the Gain/Loss, Cost and Schedule evaluations as well as potential problem identification.

Estimating / Accounting:

1. Assist and/or bid a complete project.

2. Develop bid strategies.

3. Review and understand the budget/estimate for the project.

4. Develop the Timberline Master Estimate.

5. Prepare Owner Applications for Payment

6. Review and approve Subcontractor Applications for Payment.

7. Assist Accounting in obtaining proper paperwork from Subcontractors and Suppliers in order to process Applications for Payment and expedite payments.

8. Administer a project audit.

Contracting:

1. Keep the project going and ahead of schedule.

2. Develop scopes of work (Exhibit "K") for all Subcontracts. Produce all Subcontract Agreements. Solicit Superintendent for his input for scope of work development.

3. Identify and "make the first attempt" to resolve all subcontract and owner issues prior to final execution.

4. Be solely responsible for the obtaining the proper subcontractor insurance PRIOR TO beginning the work on site.

5. Review and negotiate the contents of Owner contracts.

6. Understand and negotiate the language contained in the Subcontract Agreement.

Scheduling:

1. Keep the job going and ahead of schedule.

2. Develop original schedule. Solicit Superintendent for his input and assure its conformity to the General Contract. * Establish aggressive deadline / goals.

3. Be solely responsible for the accuracy and distribution of periodic schedule updates and recovery schedules as necessary.

4. Assist Superintendent in scheduling subcontractor's starts and duration and maintaining the integrity of our General Contact schedule commitments. * Always schedule daily operations to BEAT the schedule, not meet it.

5. Assist Superintendent in maintaining the job site "look ahead" schedules.

6. Assist Superintendent in scheduling major deliveries in necessary.

7. Assist Superintendent in coordinating daily operations / installations if necessary.

Submittals:

1. Keep the job going and ahead of schedule.

2. Insure timely procurement of all necessary submittals from Subcontractors.

3. Review submittals concurrently with Superintendent.

4. Insure timely approvals of all submittals from the Design Consultants.

5. Be solely responsible for the for the timeliness of the entire submittals process including issuance of "late" notifications as necessary.

6. Insure timely material delivery following receipt of submittal approvals.

7. Be solely responsible for the proper distribution and coordination of submittals between Subcontractors and Suppliers and to the Field Design Consultants and Owners.

Administration:

1. Keep the job going and ahead of schedule.

2. Properly evaluate and accumulate supporting documentation for all change orders. Assist Superintendent in developing a "game plan" to deal with these changes.

3. Coordinate the execution of HCB "Field Extra Work Order" with the Superintendent prior to initiating any back-charge or supplemental work. Superintendents will not sign subcontractor tickets without first consulting with PM and agreeing on a procedure.

4. Properly evaluate and accumulate backup documentation for all monthly owner billings. Utilize Superintendent assistance in evaluation of the subcontractor billings for accuracy.

5. Be solely responsible for the timely issuance of RFI's and their corresponding responses.

6. Be solely responsible for requesting the necessary design information in time so as not to hinder the progress of the work.

7. Review and respond as necessary to all Owner, Design Consultant and Subcontractor correspondence in a timely fashion.

8. Respond to subcontractor's questions.

9. Be solely responsible for the issuance of written notifications on weather and owner delay.

10. Maintain relations and dialog with the owner and Design Consultants (Customer Relations).

11. Provide leadership to Subcontractors.

12. Lead Owner progress meetings and assist Superintendent in his onsite subcontractor/ safety meetings.

13. Lead pre-construction meetings with Subcontractors, Owner and Design Consultants.

14. Maintain current contract drawings and shop drawings and distribute an updated log as necessary.

15. Insure that the main office files and drawings are current.

16. Manage and train several assistant project managers.

17. Review design changes and recommend most economical solutions.

Jobsite Assistance:

1. Keep the job going and ahead of schedule.

2. Be solely responsible for the field administration of the HCB "Project Mobilization Procedures".

3. Assist the Superintendent with the enforcement of jobsite safety (OSHA Field Package, MSDS).

4. Communicate and coordinate, in conjunction with Superintendent, with manpower, sequencing, schedule compliance, etc.

5. Assist Superintendent in insuring quality and approved installations.

6. Track field documentation: * Superintendent Daily Reports * Subcontractor Daily Reports * Safety Reports * Field Work Orders

Project Close Out:

1. Stop the job form going and going and going…

2. Assist Superintendent in developing the preliminary punch list and distribute it as necessary.

3. Be solely responsible for the proper execution of the HCB "Project Punch list Procedures".

4. Be solely responsible for the proper documentation transfer and closeout of the project.

5. Assist Superintendent in developing the Final "As-built" drawings.

6. Lead subcontractor close out meetings concurrent with Superintendent

7. Negotiate final change orders and Subcontract Sums with Subcontractors.

8. Ensure timely receipt of final payment form Owner and final payment to the Subcontractors.
