Property Manager
Compensation: $100,000 - $130,000 Base Salary + Bonus (5-10%) + Benefits
Location: Brooklyn, NY
A newly available Property Manager role has arisen with a rapidly growing residential and commercial real estate firm in New York. The Property Manager will report directly to the Senior Vice President - Management, with a clear path to a General Manager/Managing Director role. This individual will play a pivotal role in ensuring the efficient and seamless operation of the condo/co-op building. You will be responsible for all aspects of property management, including resident relations, financial management, and vendor supervision.
About the Property Manager role:
Key Responsibilities:
Tenant Relations: Serve as the primary point of contact for residents, addressing inquiries, concerns, and resolving issues in a timely and professional manner; Enforce community rules and regulations to maintain a harmonious living environment
Financial Management: Develop and manage the property budget, ensuring financial goals are met and expenses are controlled; Handle delinquencies, and work with accounting professionals to maintain accurate financial records
Vendor Management: Negotiate contracts with service providers and vendors, such as maintenance contractors, security services, and landscaping companies; Ensure vendors adhere to agreed-upon service levels and quality standards
Communication and Reporting: Regularly communicate with the condo or co-op board, providing updates on property operations, financial performance, and relevant issues; Prepare regular reports on property performance and present findings to stakeholders
Leasing and Occupancy: Manage the leasing process, including advertising available units, conducting property tours, screening prospective tenants, and preparing lease agreements; Collaborate with the condo board and legal counsel to enforce lease agreements and handle evictions if necessary
Security and Safety: Implement and monitor security measures to ensure the safety of residents and property; Collaborate with security personnel and local law enforcement to address security concerns and incidents
Key Requirements:
Experience: A minimum of 5 years of management experience in New York City condominium and cooperative is required
Educational Background: A Bachelor's degree in any business-related field is preferred
Financial Knowledge: Knowledge and experience in financial accounting within residential real estate, financial reporting, and budgeting
Project Management: Hands-on experience with capital improvement construction projects, including the ability to plan, organize, and coordinate multiple projects
Communication Skills: Strong verbal and written communication skills are necessary for effective interaction with team members and Board
Technical Proficiency: Proficiency with MS Office Suite programs, particularly Outlook, Excel, and Word, for data analysis and communication
Compensation: $100,000 - $130,000 Base Salary + Bonus (5-10%) + Benefits
The above salary range represents Cobalt's good faith and reasonable estimate of the possible base compensation range at the time of posting and is one part of the total rewards package this client provides to employees.
