Job Title: Property Manager

Our client is a prestigious and renowned real estate company specializing in the development and sustainability of luxury properties in the vibrant city of Philadelphia. With a commitment to excellence and an unwavering dedication to providing top-tier service to their valued residents, they are seeking a talented Property Manager for their superb multi-family luxury development.
Compensation: $115,000 - $130,000 + Benefits
Position Overview:
As the Property Manager, you will play a pivotal role in ensuring the efficient and seamless operation of their luxury residential property. You will be responsible for overseeing all aspects of property management, including resident relations, maintenance coordination, financial management, and vendor supervision. Your efforts will directly contribute to maintaining the high standards of quality and service their residents expect.
Key Responsibilities:
Build and maintain positive relationships with residents, addressing their needs and concerns promptly and professionally.
Schedule and supervise maintenance and repair activities to ensure that properties are maintained in top condition.
Conduct regular property inspections to identify and address any issues.
Manage property budgets, including rent collection, expense control, and financial reporting.
Monitor and report on financial performance, making recommendations for improvements.
Oversee relationships with third-party vendors and contractors, ensuring quality work, timely completion, and adherence to budget.
Stay current on local and state regulations, ensuring that all properties are in compliance with applicable laws.
Handle any legal or eviction processes, as necessary.
Be available for after-hours emergencies and manage emergency response procedures effectively.
Complete comp reports to understand the market of neighboring properties and make evidence-based recommendations thereafter
Qualifications:
Bachelor's degree in business, real estate, or a related field preferred
A minimum of 3 years of property management experience, with a strong background in luxury residential properties
Strong knowledge of property management software and Microsoft Office suite
Excellent interpersonal and communication skills, with an emphasis on client service
A proactive and detail-oriented approach to problem-solving
Ability to handle stressful situations with professionalism and composure
A Pennsylvania Real Estate License is a plus
Lease-up experience is a plus
Compensation: $115,000 - $130,000 + Benefits
The above salary range represents Cobalt's good faith and reasonable estimate of the possible base compensation range at the time of posting and is one part of the total rewards package this client provides to employees.
