Lettings Negotiator (PRS)

Based Manchester

My client is one of the fastest growing residential property management companies in the UK, with a focus on providing an outstanding resident experience. An exciting opportunity has arisen to support the Lettings Manager for a brand new Private Rented Sector (PRS) development in Manchester city centre.

The successful applicant will be based on-site and will conduct viewings, be the main point of contact for and report to the landlords, negotiate and agree lets, follow procedures and legislation, target new business and conduct market appraisals.

Responsibilities

  • Deliver outstanding service to all customers, acting as a brand ambassador at all times
  • Register and qualify applicants
  • Conduct viewings
  • Conduct lettings market appraisals
  • Provide constructive, consultative landlord feedback
  • Negotiate offers between landlords and tenants in line with legislation
  • Secure lets and process them through to completion dealing with new tenancy applications
  • Liaise with the block management team on issues where appropriate and manage through to resolution
  • Conduct Landlord and Tenant customer service calls
  • Proactively and thoroughly update all systems to ensure smooth communication for all team members
  • Book and carry out property inspections as required
  • Ensure all regulatory requirements are met
  • General enquiries, communication
  • Assist other areas of the business when required
  • Adhere to company policy with regards to the signing in and out of keys

Requirements

  • Excellent communication skills and telephone manner
  • A motivated approach to work
  • Team player, yet with the ability to work alone and on own initiative
  • Skilled applicant qualification
  • Skilled in conducting viewings
  • Negotiation skills
  • Rapport building
  • Target and objective driven
  • ARLA desirable, not essential
  • Knowledge of lettings essential
  • Customer service is at the heart of this role
  • Flexible, including with regards to working Saturdays
