Portfolio Manager (Block Management)

Based Doncaster

Monday to Friday 9am-5pm

Salary £30,000 to £36,000 DOE

My client specialises in the professional management of freehold and leasehold properties throughout the UK on behalf of Landlords. The business provides services such as collecting and administering ground rent, undertaking rent reviews, arranging buildings insurance, managing lease extensions, landlord consents and property transfers or sales. The company is overseeing 18 managing agents across some 320 properties nationally on behalf of an investor client, who owns the freeholds. An exciting and unusual opportunity to support the Director has now presented itself, based in the office in Doncaster.

The Role

This is a varied and rewarding office-based role, focusing on detail and the technical aspects of residential property management. The role will involve providing advice and guidance to managing agents as well as supporting members of the office team in doing so. There will be quarterly reviews with each agent (some travel required), as well as regular reporting to the client.

Duties

  • Appointment and supervision of Managing Agents
  • Approval of Service Charge Budgets
  • Monitoring major works and Section 20 Consultations
  • Monitoring Health & Safety compliance of the portfolio
  • Ensuring Leaseholder enquiries are quickly resolved with Managing Agents
  • Assisting with Leasehold requests for Consent to Alterations
  • Monitoring Managing Agent's regulatory compliance
  • Assisting with Right to Manage and Enfranchisement claims
  • Assisting with lease extension and Deed of Variation requests
  • Responding promptly and professionally to all correspondence
  • Reviewing leases, legislation and land registry documents as appropriate
  • Monitoring of health and safety and legislative compliance of the portfolio
  • Assisting with ground rent reviews

Requirements

  • 2 years' residential block management experience
  • A thorough understanding of leases
  • A sound knowledge of all relevant legislation and regulations
  • Great customer service skills and a desire to progress in your career
  • IRPM / RICS Qualifications (or a willingness to work towards this)
