Pay: $130,000 to $160,000 base salary + Project Performance Bonus
A licensed Master Plumber, Oil Burner Installer, and General Contractor serving New York City is hiring a Construction Project Manager to own commercial boiler, heating, and plumbing installation projects ranging from $2M to $20M, end-to-end. You'll run the office side of every project, estimating and budgeting, managing RFIs and submittals, and keeping the client updated, while partnering closely with the Superintendent who runs the field. This is a client-facing leadership seat with long-term growth and project bonuses.
Responsibilities
- Own the full project lifecycle on commercial boiler, heating, and plumbing installation projects ranging from $2M to $20M, from estimating and bidding through closeout
- Build, manage, and update project budgets, schedules, and cost reports
- Review and process RFIs, submittals, and shop drawings
- Estimate, negotiate, and document change orders
- Partner with the Superintendent and field team on sequencing, materials, and subcontractor scopes
- Serve as the primary client contact, providing regular updates on schedule, budget, and progress
- Lead project meetings with clients, engineers, architects, and city agencies
- Manage subcontractor and vendor contracts, invoicing, and pay applications
- Support bidding and proposal development for new project opportunities
- Drive project closeout, punch list completion, and final documentation
Required Qualifications
- 5+ years of project management experience in commercial mechanical, HVAC, boiler, or plumbing construction, with a contractor in those trades (not an electrical background)
- Strong background in commercial boilers, hydronic and steam heating systems, plumbing, or mechanical construction
- Experience managing project budgets, schedules, and change orders on multi-million dollar projects
- Ability to read and interpret construction drawings, specifications, and mechanical/plumbing plans
- Strong client-facing communication skills
- Proficient with project management and scheduling software (Procore, MS Project, or similar)
Preferred
- Experience with cogeneration (CHP) systems, chillers, or general HVAC
- Prior experience on prevailing wage, NYCHA, or affordable housing compliance projects
- Familiarity with field service platforms such as BuildOps or ServiceTitan
- Bachelor's degree in Construction Management, Engineering, or a related field
