Lead Construction Superintendent (NYC DOB Licensed)

Position Overview

We are seeking an experienced Lead Construction Superintendent with an active NYC Department of Buildings (DOB) Superintendent License to oversee all field operations for a large-scale, multi-phase mixed-use development. This role is responsible for managing construction from excavation and foundation through vertical construction and project close-out, ensuring safety, quality, schedule, and compliance with all NYC regulations. The development includes a dynamic mix of residential, commercial, and community-focused spaces, including a public town square and major recreational facility.

Key Responsibilities

Field Leadership & Coordination

• Lead all on-site construction activities from sitework, excavation, and foundation through superstructure, interiors, and close-out
• Coordinate and supervise subcontractors, trades, and site personnel
• Partner closely with Project Managers, Engineers, and Ownership team

NYC DOB Compliance & Safety

• Serve as the designated NYC DOB Licensed Superintendent
• Ensure full compliance with NYC Building Code, DOB regulations, and safety requirements
• Maintain all required logs, inspections, and documentation
• Lead site safety initiatives and enforce OSHA standards and company safety protocols

Schedule & Quality Management

• Develop and manage short-term lookahead schedules
• Drive project milestones and proactively address delays
• Ensure all work meets design specifications, quality standards, and inspection requirements

Site Logistics & Phasing

• Manage complex site logistics for a multi-phase, occupied/urban development
• Oversee material deliveries, crane operations, and site access in a dense urban environment

Stakeholder Coordination

• Interface with city agencies, inspectors, architects, engineers, and consultants
• Participate in progress meetings and provide detailed reporting
• Support community and stakeholder coordination where required

Project Close-Out

• Oversee punch list completion, inspections, and turnover
• Ensure all documentation, as-builts, and DOB sign-offs are completed
• Drive timely issuance of TCO/CO

Qualifications

Required

• Active NYC DOB Construction Superintendent License
• Minimum 10+ years of construction experience, with 5 years in a lead superintendent role
• Proven experience managing ground-up mixed-use or large-scale urban developments

Strong knowledge of:

• Excavation and foundation systems (support of excavation, piles, slabs)
• Structural systems (steel and/or concrete)
• NYC Building Code and DOB procedures
• Demonstrated ability to manage multi-phase projects with complex logistics
• Proficiency in scheduling tools (Primavera P6, MS Project) and field management software (Procore, etc.)
