A visionary Real Estate Developer with a reputation for delivering transformative projects across New York City is actively seeking a proactive Permitting & Compliance Manager

Position Overview

We are seeking a highly organized and proactive Compliance Manager to oversee all permit, filing, and regulatory compliance matters across multiple properties and projects. This role is critical to ensuring that all job filings, permits, renewals, and agency sign-offs are completed accurately and on time, and that violations are resolved efficiently. The role will also serve as a coordinator for new tenant projects and collaborate between tenants, contractors, the property management team, and regulatory agencies to facilitate timely approvals, minimize risk, and maintain operational continuity during new tenant setup.

The ideal candidate has extensive experience working with New York City agencies, strong communication skills, and the ability to manage multiple active filings while coordinating with property management, vendors, and government officials. This position requires a hands-on professional who is detail-oriented, responsive, and comfortable troubleshooting issues as they arise.

Key Responsibilities:

Permit & Filing Management

  • Manage all job filings with NYC agencies, including PW1, PW2, and related documentation.
  • Obtain, track, renew, and close all required permits across DOB, DOT, FDNY, and other relevant agencies.
  • Oversee all permit and plan expediting activities to ensure timely approvals and sign-offs.

Violation & Compliance Oversight

  • Ensure documentation for removal of violations is prepared, submitted, and tracked in a timely manner.
  • Oversee preparation and submission of AEU-2 Certificates of Correction.
  • Submit Certificates of Correction to the issuing agency once corrective work is completed.
  • Hand-deliver FDNY Certificates of Correction when required.
  • Coordinate with Property Management and vendors to facilitate corrective work and resolve violations efficiently.

Agency Coordination & Reporting

  • Serve as the primary point of contact with NYC Department of Buildings personnel and other regulatory agencies.
  • Monitor job status and proactively report pending filings, delays, or compliance risks to Property Management.
  • Ensure all required agency sign-offs are completed and properly recorded.
  • Attend hearings when necessary and represent the company in agency proceedings.

Troubleshooting & Project Support

  • Identify and resolve filing, permit, or compliance issues that could delay projects.
  • Review and comprehend project drawings to support accurate filings and compliance reviews.
  • Work closely with internal teams and external consultants to maintain project schedules and regulatory compliance.

Tenant Construction Coordination

  • Serve as the primary point of contact for tenants during the construction and fit-out process
  • Review tenant construction documents (plans, schedules, scopes) for compliance with property standards and regulatory requirements
  • Coordinate review and approval workflows with internal stakeholders (engineering, legal, risk management, operations)
  • Facilitate construction kick-off meetings and ongoing progress check-ins with tenants and contractors
  • Liaise with leasing, property management, and construction team on construction-related compliance matters

Qualifications

  • Class 1 Expediter ID(required).
  • Minimum 3-5 years of experience working across NYC agencies, including DOB, DOT, and FDNY.
  • Strong knowledge of NYC DOB codes, Local Laws, and regulatory processes.
  • Proven experience managing complex job filings and compliance matters across multiple projects.
  • Strong organizational, analytical, and communication skills.
  • Demonstrated ability to manage deadlines and prioritize competing demands.
  • Ability to read and understand architectural and construction drawings.
  • Self-motivated, proactive, and detail-oriented.
  • Bachelor's degree preferred.
