About the Role
Overview
A growing, family-owned construction company is seeking a Project Manager to work out of our Bergen County, NJ office.
This role will oversee and coordinate all aspects of construction projects from initiation through completion, working closely with the management team. The Project Manager must understand project plans, requirements, and specifications, ensuring projects stay on budget and schedule. Candidates should be confident managing projects of varying sizes, have strong knowledge of means and methods, and possess excellent communication and document control skills.

Responsibilities include, but are not limited to:
* Lead residential construction projects from start to finish.
* Be responsible for project planning and budget management.
* Create and maintain the subcontractors/vendors' bidding list.
* Send bid packages to prospective subcontractors/vendors. Receive, de-scope, and level bids. Draft subcontracts.
* Manage the permit process.
* Develop and manage the site logistics plan and project-specific safety manual in coordination with the Superintendent.
* Develop and manage subcontractor schedules of values and review/process monthly requisitions.
* Manage the change order process.
* Manage the submittal log and submittal process in ProjectSight.
* Collect subcontractor lead times for the project CPM schedule and track materials/equipment to provide an accurate schedule to the owner.
* Manage the Request for Information (RFI) process.
* Assist in the development of the project CPM schedule and manage project schedule updates.
* Organize, lead, and document project meetings. Maintain clear records of meeting minutes in ProjectSight.
* Be aware of quality control requirements for each activity, including inspections, testing, commissioning, etc.
* Responsible for document control and maintaining current electronic drawings/specifications and paper sets as necessary.
* Manage owner payments, subcontractor payments, and vendor invoices. Enter SOVs and review pencil requisitions.
* Manage the closeout documents process.
* Utilize ProjectSight for all project controls.
Qualifications
* Bachelor's degree in Engineering or Construction Management
* 5+ years of experience working as a Project Manager on stick-framed residential / multi-family / mixed-use projects
* Must have ground-up vertical construction with strong worksite experience
* Some estimating experience preferred
* Must have a minimum of 30 hours of OSHA training
* Must be proficient with drawings and project details
* Advanced skills with MS Office Suite
* Trimble / ProjectSight software experience preferred
* Self-motivated, eager to learn, and a strong team player
* Effective written and oral communication skills
