About the Role

Property Manager - Luxury Condominiums & Cooperatives

Location: New York City
Portfolio: 6-8 Luxury Condo & Co-op Buildings

Position Overview

We are seeking an experienced Property Manager to oversee a portfolio of 6-8 luxury condominium and cooperative buildings in New York City. The ideal candidate is a proactive, detail-oriented professional with strong financial acumen, exceptional communication skills, and a proven ability to manage high-end residential properties while maintaining excellent relationships with Boards, residents, and vendors.

This role requires hands-on management, strategic oversight, and the ability to navigate the unique operational, regulatory, and service expectations of NYC luxury buildings.


Responsibilities

Building & Operations Management

  • Oversee day-to-day operations of 6-8 luxury condo and co-op properties

  • Ensure buildings are maintained to the highest standards of service, safety, and aesthetics

  • Conduct regular site visits and inspections; proactively identify and resolve issues

  • Coordinate and supervise on-site staff (doormen, porters, supers, managing agents)

  • Oversee move-ins/move-outs, alterations, and resident requests

Board & Resident Relations

  • Serve as the primary liaison to Boards of Directors and/or Trustees

  • Attend and present at Board and Annual Meetings; prepare agendas and management reports

  • Advise Boards on building operations, capital projects, and long-term planning

  • Address resident concerns professionally and diplomatically

Financial Management

  • Prepare and manage annual operating budgets in collaboration with Boards

  • Monitor expenses, approve invoices, and ensure adherence to budgets

  • Review monthly financial statements and variance reports

  • Assist with reserve planning, capital assessments, and audits

Vendor & Project Management

  • Solicit bids, negotiate contracts, and manage vendors and service providers

  • Oversee capital improvements and renovations

  • Ensure all vendors meet insurance, licensing, and compliance requirements

Compliance & Risk Management

  • Ensure compliance with NYC and NYS regulations (Local Laws, DOB, HPD, FDNY, etc.)

  • Manage insurance policies, claims, and risk mitigation efforts

  • Maintain accurate building records and documentation


Qualifications & Experience

  • 5+ years of NYC property management experience, preferably with luxury condos and co-ops

  • Demonstrated experience managing multiple buildings simultaneously

  • Strong knowledge of NYC building operations, Local Laws, and regulatory requirements

  • Proven budgeting, financial reporting, and vendor negotiation skills

  • Ability to manage demanding Boards and high-expectation residents

  • Strong organizational skills with attention to detail

  • Proficiency with property management software (e.g., Yardi, BuildingLink, AppFolio, or similar)
