Pay: $175,000 - $200,000 base plus annual performance bonus
A growing commercial general contracting and construction management firm in the New York City area is hiring a Senior Project Manager to run large commercial interior construction and tenant improvement projects, typically $5M to $10M or more, across the tri-state market. The firm specializes in high-end interior renovations and fit-outs for corporate, financial, retail, and institutional clients, and closed out 2025 as its strongest revenue year to date.
Responsibilities
- Run commercial interior and tenant improvement construction projects start to finish: preconstruction, budgeting, procurement, scheduling, execution, closeout
- Own project budgets, cost forecasting, billing, and change order negotiation
- Act as the main point of contact for owners, tenants, architects, engineers, and landlord representatives
- Negotiate GC/CM contracts and subcontractor agreements; resolve disputes and claims
- Supervise Project Managers, Assistant Project Managers, and Superintendents
- Build and maintain project schedules in Primavera P6 or MS Project; manage critical path
- Ensure compliance with NYC DOB requirements, local building codes, and site safety programs
- Manage RFIs, submittals, and closeout documentation in Procore or equivalent software
- Support business development through client relationships and proposal work
Required Qualifications
- 10+ years of commercial construction project management experience
- 5+ years specifically on interior fit-out, tenant improvement, or renovation projects in the NYC metro market
- Track record managing projects of $10M or more from start to finish
- Working knowledge of NYC Building Code, DOB filing, and union labor environments
- Proficiency with Procore, Primavera P6 or MS Project, and Bluebeam
- OSHA 30 certification
- Bachelor's degree in Construction Management, Civil Engineering, Architecture, or equivalent experience
