Superintendent II - Ground-Up Affordable Multifamily
Location: Brooklyn, NY
Reports to: Project Executive
Salary Range: $200,000-$270,000
Overview
The Superintendent II will lead day-to-day field operations on a large-scale ground-up affordable housing development in Brooklyn. This role is responsible for managing all on-site construction activities from mobilization through completion, ensuring the project is delivered safely, on schedule, and in compliance with all NYC regulations.
The ideal candidate is a strong field leader with experience delivering mid-rise or high-rise multifamily projects utilizing block & plank or reinforced concrete structural systems, preferably within affordable housing or public agency environments.
This position will serve as the primary field lead and may oversee Superintendent I and Assistant Superintendents on a major multi-building development.
Responsibilities
Lead all on-site construction activities for a large-scale ground-up affordable housing development
Manage site operations from foundation and superstructure through interior build-out and turnover
Oversee block & plank or reinforced concrete structural construction, including trade sequencing and coordination
Manage daily scheduling, site logistics, manpower planning, and milestone tracking
Coordinate subcontractors and ensure alignment with project schedule and safety requirements
Conduct safety meetings and enforce OSHA and SST safety standards
Coordinate inspections and approvals with DOB, HPD, and other city agencies
Work closely with project management, ownership, engineers, and consultants to resolve field issues
Ensure quality control, punch list execution, and project closeout
Mentor Superintendent I and Assistant Superintendents where applicable
Proactively manage construction challenges and maintain project schedule
Qualifications
10-15+ years of NYC construction experience, preferably on ground-up multifamily developments
Strong experience with block & plank or reinforced concrete structural systems
Prior experience delivering affordable housing or public agency projects preferred
Proven ability to independently run large construction sites from foundation through completion
Strong understanding of DOB regulations and NYC construction practices
Demonstrated leadership managing subcontractors and coordinating multiple trades
NYC DOB Licensed Construction Superintendent strongly preferred
