Strong Owner/Builder/Operator of Luxury Class A Residential properties throughout New Jersey, currently looking to add an experienced Assistant Maintenance Manager to one of it's luxury developments in Bergen County.
The person will be:
· Proficient in computer programs, including Microsoft Office and Yardi
· Able to work with minimal supervision
· Well organized with excellent time management skills
· Knowledge of regulations and laws regarding property management
· Maintain regular and punctual attendance
· Work overtime hours as required to complete assignments/projects
· Work in cold/hot/dusty/loud environment

Job Description:
· Responsible for the completion of assigned maintenance service requests in a timely manner
· Responsible for performing routine maintenance tasks in elevators, hallways and amenities, etc.
· Maintain inventory lists for cleaning and maintenance supplies
· Complete daily inspection of property during your walks and notify Managers of any issues
· Maintain the upkeep of grounds, amenities, building exteriors and leasing office, parking lots and other common areas
· Prep and paint apartments and common areas based on turn schedule
· Assist maintenance team with snow removal and landscaping
· Replace, repair or adjust:
- receptacles, plates, sockets, switches, and lighting fixtures
- speedy connectors, washers, faucets, cartridges, flush meter, other plumbing parts, toilet seats, toilet hardware, showerheads, shower rods and curtains,
- locks, cylinders, latches, door checks, springs knobs, hinges and window blinds
· Report any maintenance concerns for repairs on available apartments, models, amenity spaces, and/or common areas to the Maintenance Manager/Property Manager
· Assist with the preventative maintenance program, as well handle general maintenance needs such as: Grout & wall tile replacement, clean filters for HVAC, repair any leaks, damage, debris and/or security issues found, clear local waste line and drain stoppages, install smoke alarms and any other fire safety devices
· If required, participate in the emergency on-call program
