Intro:
A confidential and steadily growing construction & development firm is seeking an experienced Director of Compliance to lead all regulatory, wage, and agency compliance processes tied to affordable housing rehabilitation projects. This role offers a highly visible leadership opportunity for someone fluent in HUD programs, LIHTC regulations, Davis-Bacon/prevailing wage, and municipal housing requirements. You'll shape compliance strategy, support project teams, and ensure the organization remains fully audit-ready across a diverse portfolio.
What's Offered
Base Salary: $120,000 - $135,000
Bonus: Performance-based annual bonus

What You'll Do
Serve as the company's subject-matter expert for HUD, LIHTC, CDBG/HOME, Section 3, and other affordable housing program requirements.
Oversee Davis-Bacon and prevailing wage compliance, including certified payroll, wage interviews, and internal audits.
Maintain the organization's master compliance calendar, ensuring timely submissions for workforce reporting, EEO/AA updates, wage documentation, and agency filings.
Lead subcontractor compliance, including certification tracking (M/WBE, SBE, Section 3), insurance verification, and documentation management.
Train project teams and subcontractors on compliance standards, reporting protocols, and regulatory changes.
Interface with funding agencies, housing departments, auditors, and municipal compliance offices to ensure seamless communication and adherence.
Conduct routine internal audits of payroll, subcontractor files, procurement documentation, and safety-related compliance items.
Supervise a small team responsible for subcontractor insurance review, endorsements, and coordination with brokers.
Support legal matters through incident reporting, interrogatory coordination, and organized documentation handling.
Standardize compliance processes, implement technology improvements, and drive continuous improvement across all departments.
What You Bring
7+ years of experience in compliance for affordable housing, including LIHTC, HUD programs, Davis-Bacon, and government-funded construction.
Strong command of labor compliance, wage requirements, and housing agency regulations.
Experience conducting internal audits and managing compliance for subcontractors and field teams.
Excellent communication skills with the ability to train, influence, and guide both internal teams and external partners.
Highly organized, detail-oriented, and capable of managing multiple reporting requirements simultaneously.
Ability to work independently, make sound decisions, and maintain a high level of confidentiality.
OSHA-30 certification preferred; degree helpful but not required.
