Key Responsibilities

Deal Sourcing & Market Coverage

• Build and maintain strong relationships with NYC multifamily brokers, owners, and operators
• Generate both on- and off-market acquisition opportunities across Manhattan, Brooklyn, and Queens
• Develop and manage a robust pipeline of actionable deals
• Maintain real-time market intelligence on pricing, trends, zoning, and regulatory considerations specific to NYC multifamily

Underwriting & Investment Analysis

• Perform detailed financial underwriting of multifamily assets, including:
• Rent rolls and lease analysis
• Free-market vs. regulated unit evaluation
• Renovation and repositioning assumptions
• IRR, equity multiple, and sensitivity analysis
• Analyze co-living feasibility within existing multifamily buildings
• Prepare comprehensive investment memoranda for internal approval
• Evaluate zoning, DOB considerations, and conversion potential where applicable

Transaction Execution

• Support and help lead due diligence processes, including:
• Third-party reports (engineering, environmental, appraisal)
• Lease audits and regulatory review
• Legal and financing coordination
• Work closely with legal counsel, lenders, architects, and internal stakeholders
• Facilitate smooth transition to development/project management teams post-closing

Qualifications

• 2-5 years of experience in NYC multifamily acquisitions, development, or investment sales
• Deep understanding of the New York City multifamily market, including: free-market vs. rent-stabilized dynamics, local zoning and regulatory framework, and borough-level submarket trends
• Strong financial modeling and underwriting skills (Excel proficiency required)
• Experience underwriting small- to mid-sized multifamily assets preferred
• Highly entrepreneurial, proactive, and comfortable operating in a fast-paced environment
• Bachelor's degree required (Real Estate, Finance, or related field preferred)
