About the Role
Key Responsibilities
Deal Sourcing & Market Coverage
- Build and maintain strong relationships with NYC multifamily brokers, owners, and operators
- Generate both on- and off-market acquisition opportunities across Manhattan, Brooklyn, and Queens
- Develop and manage a robust pipeline of actionable deals
- Maintain real-time market intelligence on pricing, trends, zoning, and regulatory considerations specific to NYC multifamily
Underwriting & Investment Analysis
- Perform detailed financial underwriting of multifamily assets, including:
- Rent rolls and lease analysis
- Free-market vs. regulated unit evaluation
- Renovation and repositioning assumptions
- IRR, equity multiple, and sensitivity analysis
- Analyze co-living feasibility within existing multifamily buildings
- Prepare comprehensive investment memoranda for internal approval
- Evaluate zoning, DOB considerations, and conversion potential where applicable
Transaction Execution
- Support and help lead due diligence processes, including:
- Third-party reports (engineering, environmental, appraisal)
- Lease audits and regulatory review
- Legal and financing coordination
- Work closely with legal counsel, lenders, architects, and internal stakeholders
- Facilitate smooth transition to development/project management teams post-closing
Qualifications
- 2-5 years of experience in NYC multifamily acquisitions, development, or investment sales
- Deep understanding of the New York City multifamily market, including: free-market vs. rent-stabilized dynamics, local zoning and regulatory framework, and borough-level submarket trends
- Strong financial modeling and underwriting skills (Excel proficiency required)
- Experience underwriting small- to mid-sized multifamily assets preferred
- Highly entrepreneurial, proactive, and comfortable operating in a fast-paced environment
- Bachelor's degree required (Real Estate, Finance, or related field preferred)
